A stain on the ceiling is not a diagnosis. Here is how we separate a local repair from a roof that is used up, without a price list and without a scare tactic.
Homeowners in Miami-Dade usually meet this question after a rain, not on a calm Tuesday. Water showed up in a closet, a tile is on the lawn, or the shingles look tired from the street. The useful split is simple. A repair fixes a local failure on a roof that still has life. A replacement is the job when the system, not one detail, is finished. RTI Roofing makes that call after an inspection. This article explains the difference. It does not price either job.
When a repair is still the right job
Repair fits when we can point at the opening. A pipe boot cracked by the sun. Flashing pulled away from a wall. A handful of broken tiles under a limb. A valley packed with leaves. A seam or a drain on a flat section. One slope of shingles damaged, with the rest of the field still holding granules and lying flat. In those cases, opening the whole roof would be selling a project the house does not need.
We would rather say that out loud. A smaller scope is not a worse business if it is the true one. The roof repair page describes what that visit covers. If you already know the material, the tile and shingle pages go further.
When replacement is the honest recommendation
Replacement is the conversation when leaks keep returning in different rooms, the deck feels soft, the underlayment under tile is brittle or missing, shingles are bald across large areas, or a flat membrane is split at the edges and holding water. Patching that roof again only moves the next stain. We will not do that to show a lower number.
- Leaks that start in a new place after each repair
- Tile that still looks orderly while the layer under it has failed
- Shingles that have lost granules over most of the field, not in one patch
- A deck that is soft, rotted, or stained from the underside
- A low-slope roof that ponds water after the rain has stopped
- A roof old enough that the details, not one accident, are tired
None of those, alone, is a contract. They are reasons to get on the roof, when it is safe, and write down what is there. The roof replacement page explains what a full job includes. Material choices live on the metal, tile, shingle, and flat TPO pages.
What this county does that a catalog does not
Miami-Dade sun and summer storms age the small parts first, then the field. Tile is the local disguise: it can look fine from Palmetto Bay or Pinecrest streets while the underlayment is done. Shingles on open Kendall lots bake. Flat roofs on additions and plazas fail at drains and seams. Shade along Old Cutler holds leaves and moisture. Those are conditions. They are not a slogan, and they are not a reason to skip the inspection.
We are not printing a life span in years. A chart would pretend every roof weathers the same way. It does not. The Kendall, Palmetto Bay, and Cutler Bay pages describe those places.
What you should get from the visit
A free inspection, then a written scope. Repair or replacement. The reason. The material, if the roof is being replaced. The permit path for that address, confirmed rather than guessed. You decide after you can read it. The Roof Project Calculator collects specs and does not show a price. Call (305) 235-4968 or use the form on the contact page. Florida license CCC1335280.
